Why more Australians are chasing the lifestyle dream in Adelaide

With convenience, culture and a great lifestyle, it’s not hard to see why buyers from all over are heading to Adelaide.

The South Australian capital is one of the country’s most in-demand markets, the latest PropTrack data shows.

That can be partially because there was a 91% surge in searches for SA property from NSW-based buyers year-on-year to May ’22 — the number one interstate option.

Meanwhile, Victorians were no slouches either — they completed 28% more searches for SA property, second only to WA.

There’s no doubt homes in the South Australian capital are hot property at the moment. So what is it about Adelaide that has people clamouring for a slice?

Culture, without the price tag

Adelaide enjoys relative affordability compared to Australia’s most populous capitals. Like regional areas, “Adelaide continues to benefit from affordability and pandemic-induced preference shifts”, explains realestate.com.au economist Paul Ryan.

Pandemic-induced shifts were largely lifestyle-related, with many professionals chasing a slower pace in regional or smaller cities where they could work remotely or manage a hybrid working model.

Adelaide, by no means a regional town, offers a laid-back lifestyle with some of the best food, culture, shopping and experiences at your fingertips. A city of ease and opportunity

Attracted by the allure of city living, South Australian residents Helen and Jim Eriksson moved into one of Adelaide CBD’s exciting new residential developments –  the U City Adelaide on Franklin Street, operated by Uniting Communities

“We decided to downsize and move here about ten months ago,” says Mrs Eriksson, aged 67.

“We really love it here because everything we need is within walking distance, from Her Majesty’s Theatre to the Metropolitan Pub. The Adelaide Central Market is our favourite place to visit – we enjoy a coffee there every day.”

From further afield, Adityasinh Vaghela migrated to Adelaide from India only weeks ago.

“I was working as a civil engineer back home but decided to move to Adelaide to help advance my career my career and broaden my horizons,” he explains.

Also taking advantage of the city’s many new infrastructure projects, Mr Vaghela took up residency in The Switch at Adelaide Central — an innovative co-living and student accommodation facility.

“It’s a fantastic place with so many great facilities like the on-site gym and bicycle hire,” he says.

“I also love the location. It’s directly behind Rundle Mall, so it’s so easy to go the shops for groceries or clothes. And it has great connection to the tram – I can reach anywhere in the city in minutes.”

As well as the beautiful view of the river and the hills he enjoys from his apartment in The Switch, Mr Vaghela also finds Adelaide’s laid-back lifestyle particularly appealing.

“No one is rushing here. There is much less traffic, and the people are very nice!”

Backed locally

The Adelaide Economic Development Agency (AEDA) is tasked with growing the visitor economy, supporting residential growth, building an annual events calendar and marketing the city.

“Promoting Adelaide a bit more loudly and proudly compared to the past is very important,” says AEDA Managing Director Ian Hill.

“Adelaide is a very walkable and creative city with so much amazing public art, fantastic events and a stacked festival calendar. These are the kinds of projects we sponsor to help make Adelaide such a thriving city.”

Mr Hill says there has been an explosion of “entrepreneurial spirit” in Adelaide the last few years, evident in developments like Lot Fourteen, an old hospital site turned business hub decked out with technology offices, innovation start-ups and co-working spaces.

“It’s really attracting a young cohort of professionals and free thinkers who are full of energy and ideas and looking to collaborate,” he says.
